Nea Villa is located 70 meters from the beach of Maladroxia, in Sant’Antioco, an island off the southern coast of Sardinia. It is known as one of the wildest and most unspoiled parts of the island, with beautiful long beaches and crystal-clear water.
The property has two features that make it truly special: the proximity to the sea, only 70 metres away from the property, and a beautiful panorama of the breath-taking local surroundings that can be enjoyed from every angle of the villa.
The villa has 6 bedrooms, 4 of which doubles, 1 with single bed; 5 bathrooms: 4 with shower and 1 with a bathtub; a swimming pool with sea view; 1 large kitchen; a large living room that is over 50 square meters in size, a terrace, a built-in brick barbecue and a pizza oven.

Nea Villa with its generous and well-appointed spaces spanning 260 square meters, is easily able to accommodate up to 9 people in total relaxation and comfort.
As you enter from the ground floor and take a few steps into the property, you will immediately find the fully equipped kitchen which includes dishwasher, fridge-freezers and a microwave oven. As you climb a few steps more, you will enter the generous living room complete with satellite TV, offering channels from all over the world, along with a fireplace, sofas, table and additional chairs. The first three bedrooms are situated on the ground floor, two double bedrooms, one with an en-suite bathroom with a bathtub, and one with two single beds. All the bedrooms, on the ground floor, are equipped with sliding doors that allow access to the garden. There is also a storage room where the washing machine has been positioned. Even on the ground floor there is another bathroom (with a shower).
Even on the ground floor there is amother bathroom (with a bathtub) in which you will also find the washing machine.
Up the stairs from the living room, you will reach the first floor where the main sleeping area is located featuring two double bedrooms (both with private bathrooms with shower), both with a sea view; and one single room with private bathroom. There is air conditioning in all the bedrooms, both on the ground floor and on the first floor. A double bedroom with a sea view, is also equipped with a panoramic balcony from which you can admire the view of the wonderful coast of Maladroxia
Nea Villa is equipped with a beautiful swimming pool overlooking the sea, flanked by two palm trees under which you can cool off and relax.
The large outdoor spaces furnished with table and chairs, sun loungers, deck chairs and showers, will allow you to experience an authentic stay in the comfort of your own surroundings. And, to make your holidays in Sardinia even tastier, you will also find a brick barbecue and a pizza oven!
The large panoramic terrace on the roof of the villa, which can be accessed via a flight of stairs, is also furnished with tables and sofas, providing the ideal place to sip your favourite aperitivo or gaze at the night sky after dinner.
