The Villa
By booking directly through our website, you will always find the best price and, for those who book directly through us, we will also include the following additional benefits:

The villa has 6 bedrooms, 4 of wich double, 1 with two single beds, 1 with a single bed. So in total there are 11 beds. It is possible to add cots for children.
Yes it is possible, although the experience of these
years has taught that tourists prefer to book the entire villa exclusively even if they do not occupy all the beds.
Yes, but only in all the bedrooms.
The minimum stay is for 1 week with check-in and check-out taking place on Saturdays.
Sure! The pool is around 60sqm in size and it is set out in an irregular shape with a deep end of 170cm and a shallow end for children of around 50cm in depth.
Nea Villa is only 70 metres away from the beach of Maladroxia. The centre of Sant’Antioco is located 7km from the villa. A walk to the beach will take you about 1 minute but the town of Sant’Antioco is around a 10-minute car drive from the property.
Of course – if you would prefer to eat in the house, you will find all that is required in our fully equipped kitchen as well as an external built-in brick barbeque and pizza oven.

Yes, we can provide these items free of charge and cots and cribs can be accommodated in most of the rooms.
The Rooms
The villa can be booked only on a weekly basis.
Yes, WiFi is provided free of charge and can be accessed throughout the villa.
Yes, we can provide these items free of charge.
A bottle of local wine, connection to the WiFi, satellite TV, parking, weekly cleaning and maintenance of the swimming pool, weekly garden maintenance (trimming of the lawn), fresh linen (bed linen and towels) and a full clean of the villa on checkout.
Additional weekly cleans are not included in the price but can be arranged if requested at a supplementary cost. The cost of electricity consumed during your stay will be charged as we will take a meter reading upon your arrival and departure. In addition, beach/pool towels are not included but can be hired separately.
Maladroxia – the Island of Sant’Antioco
The beach is only 70 metres from the villa.
At the beach you can hire sunbeds and sun umbrellas and there is also a stand from which you can purchase snacks and cold drinks whereas in the village, there are a number of restaurants and pizzerias, one of which is right next to the villa.
A wider offering of shops and restaurants, open every day of the week (including weekends), can be found in Sant’Antioco.
Yes, the beach is sandy and the seabed is shallow, making it ideal for families with children.
The centre of Sant’Antioco is 7km from the beach and can be reached by car in around 10 minutes.
